Homeowners Association Community Policy for Exterior Painting

Uniform Colors for Doors and Shutters

Purpose

To maintain the aesthetic standards of the Summerwood Community, this declaration provides guidelines requiring doors and shutters to be painted in the same approved color. Consistent color matching enhances the community’s visual appeal and property values.

Approved Colors for Doors and Shutters

The following colors are approved for both doors and shutters. Homeowners must select one color from this list for both elements, ensuring a uniform look:

  • Classic Black
  • Deep Charcoal
  • Colonial Blue
  • Forest Green
  • Burgundy Red
  • Slate Gray

Architectural Change Committee (ACC) Request Requirements

Before beginning any repainting, homeowners must submit an Architectural Change Committee (ACC) request. Each ACC request must include the following:

  1. Original Color of Doors and Shutters: This helps ensure compliance with community standards.
  2. Current Photos of the Doors and Shutters: Clear, recent photos of the doors and shutters must be included with the request. These photos allow the ACC to assess the current appearance and ensure continuity with the approved colors.

Important: If either the original color or photos are not included in the ACC request, the request will be denied.

Unacceptable Colors and Patterns

To maintain community standards, the following colors and patterns are prohibited for doors and shutters:

  • Bright, Neon, or Fluorescent Colors: Including neon green, bright yellow, hot pink, fluorescent orange, and electric blue.
  • Primary Colors: Unmodified primary shades such as bright red, royal blue, and primary yellow.
  • Metallic or Reflective Finishes: Gold, silver, metallic shades, or other reflective finishes.
  • Unapproved Pastels: Soft pink, lavender, baby blue, mint green, and similar shades.
  • Patterns of Any Kind: Stripes, dots, checkered designs, gradients, or any other patterned/multicolored designs.

Compliance

Homeowners are required to comply with this declaration. Failure to adhere to these guidelines, or to provide the original color and photos in the ACC request, may result in denial of the request. If non-compliant work is completed, the homeowner will be required to repaint in an approved color at their own expense.
